PLEASANT

RIDGE, OH

This was a full bathroom expansion, and it started off with a structural engineer, a hope, and a prayer. Splitting joists, poor construction techniques, and 3,000 pounds of concrete, plaster, tile, and cast iron in the bathroom had created serious sagging and cracking in the joists of the first floor. The client had a previous engineer and contractor that did nothing to solve this problem, and we removed the two scabs they slapped onto one joist.

Pleasant Ridge

We've worked with Matt, the owner of Criterium Engineering, for ten years, and he's professional, accurate, and trustworthy. We can't recommend him enough if you're having structural issues or taking down load-bearing walls!

Using his report as a guide, we started by removing the bathroom weight down the studs to make the new joists easier to sister to the old. We cut out all of the HVAC, plumbing, and electrical on one side of the home, then sistered 16' joists from the I-Beam to the foundations, jacking up the house as we went along. Next, we built a support wall out of 2x6's and plywood, removed the spindle jacks, and then started putting the house back together again. We're happy to report that after three months, the house hasn't moved even a sixteenth of an inch!

Once that work was done, the bathroom renovation started. This family of five desperately needed a bigger bathroom and an additional sink. So we knocked the walls down, sealed off a hallway, sealed off one entry to the kitchen, and saved the original door and jamb for the new location. New framing, electric, plumbing, insulation, and plywood went in. Then we started with the clients' beautiful finish choices.

What a difference six weeks makes!

MASTER BATH

It's amazing what difference moving a door can make! For this master bathroom, we flipped the door to the initial opening into the area and created a pass-through in its original spot. While the room was gutted, we moved the lights higher above the mirrors, and we replaced the plumbing and electric. We also took up the carpet in the closet and put down ceramic tile wood grain planks. The bathroom floors are Italian Carrera marble, and the walls are Subway tile. For the shower, we used a company called Alluring Glass to make a custom piece, and we highly recommend them for all your custom glass and mirror needs!

COURT

This bathroom, which is part of a larger remodel project (see the rest on the Kitchens page!), is a classic example of just needing a good upgrade. The layout was great, so we kept the footprint, and simply updated everything. All of the fixtures were replaced, and we installed Carrera marble floors. The shower walls are subway tile with warm grey grout and caulk.

(HALL)

This bathroom was part of a larger remodel of a home in Anderson Township (see the rest Here and Here!). For this bathroom, we kept it simple. We removed the old fixtures and flooring, but retained the layout; the only real change was removing the door to the shower and toilet. The flooring and fixtures were chosen to closely match the newly-remodeled master bathroom.

MILFORD,

OHIO

This bathroom renovation kept the basic layout the same, opting for upgrading the existing shower and floor.  We removed the old acrylic shower walls and pan, and installed custom-made replacements.  The wall is cultured marble, and has two inserts to create a surround, while the pan is custom pitched, tiled, and curb-less.  We then extended the tile floor, which is a 3/4" octagon sheet mosaic, out from the pan and throughout the bathroom.  The room was then topped off with new paint to tie it all together.

GREEN

TOWNSHIP

This bathroom in Green Township wasn't a full remodel.  Instead, the owner wanted a shower in place of the bathtub for easier access.  So we pulled out the bathtub and the old tile, and installed new tile and a shower pan.  This shower also doesn't have a lip like most showers do; the homeowner wanted a shower without one for ease of access.  So we angled the shower pan down slightly to help with drainage and prevent overflows.

UNION

TOWNSHIP

This basement had a half-bath that the owners wanted to convert to a full bathroom.  First, we knocked down a wall to expand the space, then cut into the concrete to install the drain line for the shower.  Next, we installed a tile floor and a recessed light in the shower cove.  For the new shower, we installed an acrylic shower pan, cultured marble walls with two inserts, three grab bars, and a flip down seat made of teak.

This bathroom had a great layout, but it was in need of an upgrade.  We removed the existing fixtures, and then took down the existing tile and wallboard.  New cement board was installed, and then we put in the new bathtub.  Next, we put new tile on the shower walls and installed new hardwood floors.  Finally, we installed all new fixtures, including a new radiator.

UNION,

Installing a bathroom where there wasn't one is always an interesting challenge!  This basement bathroom required us to first frame out the room and then install all the necessary plumbing and wiring.  Once that was in, we put in insulation and put up wallboard.  We then installed the shower pan and walls, and put in new flooring, then finished the room with a coat of paint.

ANDERSON

TOWNSHIP

This bathroom had a good layout, but was in dire need of a facelift. We started by removing the existing fixtures and removing the old tile, and then putting up new wallboard. Instead of tile, we used a combination of wainscoting and paint to give the room a more decorative look. Finally, we installed all new fixtures in order to complete the room.

The Master suite is one of the most important parts of a house, and the master bath is a critical part of the suite. This bathroom was functional, but it was drab and dark. We removed the fixtures and wallboard, and then put in new wallboard with a light beige paint to brighten the room. White cabinets and fixtures further brightened the room, giving it the feel any master bathroom should have!

ALPINE

TERRACE

This master bathroom was badly dated, and so we did a top to bottom remodel! After gutting down to the studs, we installed wallboard with a coat of light paint, along with two can lights and two vent/light combo cans, to brighten the room. Next, we installed a curved 60" shower pan and glass door in place of the tub, and installed a new sink and toilet. This bathroom is bright and stylish!

WET BATH

Another bathroom in the Alpine Terrace remodel, this one was an interesting challenge because we converted it to a wet bath, meaning everything in the room is sealed to allow water anywhere without damaging anything. We also completely rearranged the layout of this bathroom; we moved the toilet behind a small privacy wall, pushed the wall behind the bathtub three feet to create an area for the shower and tub, and we removed the pantry and replaced it with a double bowl vanity.

SALISBURY

DRIVE

This bathroom needed both a facelift and a layout change. After gutting the wallboard and fixtures, we moved the walls around to create a new, more functional layout. The vanity was moved to the exterior wall, the tub was moved to the left wall (which created an alcove for the toilet), and we pushed one wall out into the hallway a bit for extra room.

Another bathroom that was dark and drab! As this room had a fine layout, all that was needed was a facelift. We removed the carpet and wallpaper, and put on a fresh coat of paint, and also installed better lighting. Fortunately, the existing fixtures fit the new look, so we were able to leave them as is!

LIBERTY

TOWNSHIP

This bathroom remodel was unique because it need to be accessible, both in terms of the clients' needs and ADA guidelines. After removing the existing fixtures, we installed a new shower stall with a small step for ease of access. The stall also has handrails and fold-up seat for added safety. After installing a new vanity and toilet, we installed fold-up handrails on either side of the toilet.
